Renting Real Estate – The Tenant (Long-term Rentals)

Renting Real Estate – The Tenant (Long-term Rentals)

There are many properties in Barbados available for long-term rent, ranging from lower-income to luxury options.

Tenants should always secure themselves by ensuring they sign a contract when renting property. This contract sets out the terms and conditions of renting and ensures that a legal basis exists in case the landlord does something outside the boundaries of the contract.

Important Terms and Conditions for Rental Contracts

Some important terms and conditions which should be included in rental contracts are:

  • The monthly rental amount and due date
  • Who is responsible for utilities
  • Who is responsible for cleaning the interior and exterior of the property
  • What furnishings are included, if any
  • How much notice should be given to leave the premises

Responsibilities of Tenants

Tenants should ensure that they uphold their end of the agreement and always respect the landlord’s terms and conditions to avoid problems with being evicted.

Landlord’s Right to Inspect

The landlord has the right to inspect the property from time to time to ensure that it is being kept in an acceptable condition. The landlord should always notify the tenant before inspecting the property.

Reporting Issues

Should there be any problems with the property being rented, the tenant should notify the landlord as soon as possible to have the problem rectified.
